We typically operate under a management agreement with individual unit owners, with a revenue-share that's calibrated to the building's tier, layout mix and expected ADR. For developer-led programmes — bulk units at launch, sales-gallery showsuites, or a managed pool — we'll structure terms around the outcome you want (yield, occupancy, or saleability lift).

How fast can you onboard units at tower launch?

For a coordinated launch we can take on units in batches — design styling, photography, listing build and channel distribution typically run 2–4 weeks per batch once access and handover packs are ready. We've onboarded full floors in parallel before, so launch-phase volume isn't a blocker.

Will you sign exclusivity within our tower?

Accepted Answer

Yes, where it makes sense for both sides. We can be the appointed short-stay partner for the building, a specific block, or a curated pool of units — with house rules, design standards and guest-experience consistency that protect the tower's reputation. Can NaiBnB feature in our sales gallery and marketing?

Accepted Answer

Often, yes. Buyers respond to a credible rental story, so we can support your sales narrative with projected yields per layout, a showsuite styled to our standard, and a clear handover-to-income path. The goal is to make the investment case obvious before the buyer leaves the gallery.

Do you only work with new launches?

Accepted Answer

No — we also partner on completed and recently handed-over towers where the developer still has unsold stock, leaseback obligations or an interest in lifting the building's short-stay performance. Our portfolio already spans landmark KL addresses across the city centre and golden triangle.

How do you handle building rules, security and MC relationships?

Accepted Answer

We work within each building's house rules and brief the JMB/MC up front — registered guests, key handovers via smart locks, identity logging, and a single point of contact for any issue. Our hosts are responsive and on-the-ground, so security teams aren't left chasing absent owners.
